Best Invoicing App for Cleaners in Australia (2026): 8 Apps Compared

The Invoice-Generator.com.au team 9 September 2026 · 11 min read

The best invoicing app for cleaners Australia-wide in 2026 is InvoiceSonic, because a fortnightly clean needs an invoice that sends itself and then chases itself. If you only need one compliant PDF and nothing else, the free cleaner invoice template on this site builds it in the browser with no signup. If you roster a second or third cleaner across suburbs, a job-management app such as ServiceM8 does more, at a higher price. We put all eight apps through one test: can it send the same invoice every fortnight, automatically, without you opening the app?

In a hurry? Best overall: InvoiceSonic invoicing app. Best free: the cleaner invoice template on this site.

"Not listed" means exactly that: the tool's own Australian pricing or feature page did not state the feature at the time of writing, so we have not marked it a yes. If a fortnightly round is why you are buying software, confirm recurring billing on a trial first.

How we tested: the recurring-clean test. Three questions per tool. Can it send the same invoice every fortnight, automatically, without you opening the app? Does it chase the unpaid ones on its own? And does the invoice meet Australian tax-invoice rules — ABN, 10% GST where you are registered — without you retyping a template?

Cleaning is the most repetitive billing job in the trades. Twelve fortnightly clients is 12 × 26 = 312 invoices a year. At four minutes each to open the app, copy last time's invoice, change the date and send it, that is 1,248 minutes — 20.8 hours of unpaid admin a year. At $55 an hour that is roughly A$1,144 of billable time spent typing dates. Recurring invoicing is not a nice-to-have for a cleaner. It is the feature.

Who fails the test. Only two of the eight publish recurring invoicing as a confirmed feature: InvoiceSonic on Pro, and Bookipi on every plan including free. A free PDF generator fails outright — it makes a document, it never sends one. ServiceM8, Square Invoices, Zoho Invoice, Rounded and Xero all send properly formatted Australian invoices, but none stated an automatic recurring send on the pages we checked.

1. InvoiceSonic — Best overall

InvoiceSonic builds a professional tax invoice in about a minute, and on Pro it sends the same invoice on a schedule and chases it if nobody pays. That is the whole job for a cleaner on a regular round: set the fortnightly clean up once, then stop thinking about it.

It passes all three questions. Invoice open tracking shows the moment a client looks at it, and an email receipt goes out when you mark an invoice paid, which kills the "did you get my payment?" text on a Sunday night. Clients pay by bank transfer or PayID with no gateway to set up and no InvoiceSonic transaction fee, so a $180 clean arrives as $180. Australian tax handling is built in — ABN field, BSB format, 10% GST label — as part of localised support across 19 countries. There is an iPhone app but no native Android app, so Android users add the web app to the home screen.

Pros

Cons

Price: at the time of writing, the free plan is A$0 and the first invoice needs no sign-up and no credit card; Pro is A$19 a month billed monthly, or A$168 a year billed annually, which is A$14 a month and saves A$60. The 7-day free Pro trial requires a card. Best for: solo and small cleaning businesses on a recurring round who want invoices sent and chased untouched.

2. Invoice-Generator.com.au — Best free tool

Invoice-Generator.com.au is a free tax invoice generator that produces a finished PDF in your browser with no signup, no watermark, no ads and no invoice limit. It is the right tool when you have finished a bond clean, the agent wants an invoice today, and you are not about to subscribe to anything.

The cleaner invoice template is pre-set with an ABN field, a 10% GST line and a live compliance checklist that flags a missing ABN before you send. Nothing you type leaves the browser, which matters when an invoice carries a client's home address. There are separate free tools for a quote, a receipt and the GST maths. It fails the recurring-clean test completely, and we would rather say so: it builds the document and nothing else.

Pros

Cons

Price: free, always. Best for: one-off bond cleans and cleaners under the GST threshold who send a handful of invoices a month.

3. ServiceM8 — Best for rostering cleans, not just billing them

ServiceM8 is Australian-built job management that runs a job from enquiry through to payment, and its free plan is unusual because it includes scheduling. If your real problem is who cleans which house on Thursday, this is the only tool here that solves it at $0.

On the recurring-clean test it is a partial pass: invoices go out from the job and GST and ABN handling is Australian by default, but an automatic recurring send is not stated on the pricing page, so check it on the trial. Watch the free cap. Twelve fortnightly clients is 26 jobs a month, which fits inside 30 with four to spare — add two bond cleans and a carpet job and you are on a paid plan.

Pros

Cons

Price: at the time of writing, free for 30 jobs a month, then AUD $29, $79, $149 or $349 per month including GST. Best for: cleaning businesses with staff to roster who are already on iPhones.

4. Square Invoices — Best if clients want to pay by card

Square Invoices gives you unlimited free invoices, estimates and automatic reminders, and the client pays by tapping a card link in the email. For a cleaner chasing a strata committee or a property manager, that speed is worth something.

It half-passes: automatic reminders are on the free plan, but a recurring send is not stated, and estimate auto-convert and milestone payment schedules are Plus only. The real cost is the card fee. At 2.2% on online card payments, a fortnightly $180 clean is $4,680 a year per client and 2.2% of that is $102.96 — across 12 clients on $56,160 of billings, $1,235.52 a year in card fees. The same 12 clients paying by PayID cost nothing.

Pros

Cons

Price: at the time of writing, free, or Plus at AUD $30 per month; 2.2% on online card payments. Best for: cleaners whose clients will only pay by card and who want the money fast.

5. Zoho Invoice — Best free app that actually sends

Zoho Invoice is free — Zoho states no cost and no contracts — and unlike a PDF generator it sends the invoice, saves the client and keeps the history. It is the strongest option here for a cleaner who wants sending and a client list without paying anything.

It sends and it formats an Australian invoice properly, but an automatic recurring send is not something we could confirm on the Australian page, so check before you build a round on it. The trade-off is the surroundings: Zoho Invoice sits inside a very large product suite, the interface is dense next to a single-purpose invoicing app, and real support is a paid-suite affair. If you like software, fine. If you want to send an invoice from a phone with wet hands, it is a lot of screen.

Pros

Cons

Price: free at the time of writing. Best for: cleaners who want sending, tracking and a saved client list for A$0 and can live with a busy interface.

6. Bookipi — Best budget app with recurring invoices

Bookipi is a simple invoice app that syncs between web and mobile, and it is the only tool besides InvoiceSonic here that lists recurring invoices and overdue reminders on every plan, including free. On paper it passes all three questions.

The catch is volume. The free plan stops at 3 invoices a month and a 12-client fortnightly round needs 26, so the honest read is that Bookipi passes the test on Starter, not on free. Starter is priced in US dollars, which means your monthly cost moves with the exchange rate. For a cleaner with two or three regulars, the free plan with recurring billing is genuinely good value at nothing.

Pros

Cons

Price: at the time of writing, free for 3 invoices a month; Starter US$9.99 per month; Professional US$52 per month. Best for: part-time cleaners with a couple of regular clients who still want the billing automated.

7. Rounded — Best for invoicing plus a tax estimate

Rounded is Australian-built specifically for sole traders and freelancers, and it does invoicing, expenses and tax estimates in one place. For a cleaner who has never set money aside for tax, that estimate is the feature that pays for the subscription.

It sends invoices and handles Australian tax properly. Recurring invoicing is not stated on the pricing page, so on our test it is unconfirmed rather than a fail — ask their support before you rely on it. There is no free plan, which rules it out if you are testing the water. Note the price, though: Solo is $99 a year regular AUD at the time of writing, cheaper than InvoiceSonic Pro billed annually, and it tracks expenses and estimates your tax as well. That is a real reason to pick it over our number one.

Pros

Cons

Price: at the time of writing, Solo $99 per year regular and Pro $70 per month regular in AUD; promotional pricing varies. Best for: solo cleaners who want invoicing, expenses and a tax estimate from one Australian app.

8. Xero — Best if your accountant already uses it

Xero is accounting software, not an invoicing app, and that distinction decides whether it is right for you. It is the correct answer when your bookkeeper already works in Xero and wants invoices, bank feeds, GST and BAS in one system rather than three.

For a solo cleaner sending 26 invoices a month it is overkill, and it fails the spirit of the recurring-clean test: you are buying a general ledger with an invoicing module inside it. There is no free plan. With staff, a bookkeeper and a quarterly BAS the picture flips, because you stop paying someone to re-key your invoices.

Pros

Cons

Price: paid plans available — check current pricing. Best for: cleaning businesses whose books are already run in Xero by a bookkeeper.

What to look for in an invoicing app for cleaners

Cleaning billing is high-frequency and low-value: many small invoices, the same clients, every fortnight. That inverts the usual priorities — automation beats features, and the payment fee matters more than the subscription.

Which one should you choose?

Run the numbers at 26 invoices a month, which is what a 12-client fortnightly round produces. At the time of writing that costs A$0 with the free generator or Zoho Invoice, A$168 a year with InvoiceSonic Pro billed annually, US$9.99 a month with Bookipi Starter, $99 a year with Rounded Solo, nothing with ServiceM8 until you pass 30 jobs, and $1,235.52 a year in card fees with Square if every client taps a card. The cheapest subscription is not the cheapest outcome.

When not to use InvoiceSonic or a free generator. Once you are rostering other cleaners across suburbs, an invoicing app is the wrong tool: ServiceM8 puts scheduling on its free plan and prices paid plans per business rather than per user, while InvoiceSonic does no rostering, timesheets or staff management at all. If what you want is tax and expenses handled alongside the invoicing, Rounded is Australian-built for sole traders and Solo is $99 a year regular AUD at the time of writing, cheaper than InvoiceSonic Pro billed annually. And with staff, a bookkeeper and a quarterly BAS, that is accounting software territory — Xero or MYOB, not an invoicing app. A free PDF generator, ours included, is the wrong choice the moment the same invoice has to go out more than once.

Frequently asked questions

What is the best invoicing app for cleaners in Australia?

InvoiceSonic. Recurring invoices and automatic reminders are both included on Pro, so a fortnightly round keeps billing while you are on the tools. Bookipi is the only other app here that lists recurring invoices on a free plan, and that plan stops at 3 invoices a month.

Can an invoicing app send the same cleaning invoice every fortnight automatically?

Yes, but only on some plans. InvoiceSonic Pro includes recurring invoices and automatic reminders, and Bookipi lists them even on its free plan, though that plan is capped at 3 invoices a month. A free PDF generator cannot: it builds the document, it does not send it.

Do cleaners have to charge GST on their invoices?

Only once you are registered for GST, which is compulsory at A$75,000 of turnover. Twelve fortnightly clients at $180 a clean is $56,160 a year, under the threshold, so many solo cleaners do not charge 10% GST. The 17th client at that price tips you over.

Is there a genuinely free invoicing app for cleaners?

Yes. Invoice-Generator.com.au is free with no signup, no watermark and no invoice limit, and Zoho Invoice is free at the time of writing. A free InvoiceSonic account gives you 3 saved invoices, 1 tracked email send and 1 automatic reminder a month.

What has to be on a cleaner's tax invoice in Australia?

If you are registered for GST the ATO requires the words Tax invoice, your identity and ABN, the date, a description of what was supplied, the GST amount, and the buyer's identity or ABN for sales of $1,000 or more.
